Due Diligence & Acquisition

Before you make a purchase, we study all aspects of the property to make sure it suits your needs. We have a strong list of strategic partner consultants to work with as needed.

When you're ready to purchase, we can work with a Realtor to obtain the property as your own.


Land Entitlement

Entitlement is approval from a regulatory body, typically city council or county commission, to use or develop land. A project typically requires several approvals pertaining to land use: site plan, architecture review, preliminary and final plan, subdivision, development agreement, etc.

Often times, the land you want to purchase is not zoned for what you ultimately want to do with it. In that case, we work with the jurisdiction to obtain approvals in order for it to be zoned for its new intent.


Public Presentations and Jurisdictional Approvals

You can trust our extensive experience of obtaining approvals from many states, counties, and cities. Examples include zoning, subdivision approval, and site specific permits.

During land entitlement, we present your new plan in front of city council so that you receive your specific approvals for your property. Prior to presenting, we make sure we have every detail of the property addressed and create a comprehensive PowerPoint presentation.


Budgeting / Proforma

 

An important step in the development process of a property is to ensure the project is financially feasible, which begins with creating a budget, complete with a net return on sales. A rough outline of the budget includes:

- Land costs

- Improvement costs

- Soft costs (i.e. legal fees, HOA, design, inspections, etc.)

- Financing fees (loan closing and mortgage cost)

+ Income

- Sales costs

= Net Income

Assembling the right team of professionals can be one of the most difficult components of developing land. That's why we handle the hiring of your civil engineer, architect, interior designer, electrical engineer, and/or mechanical engineer as needed.


PRICING / COST ANALYSIS / VALUE ENGINEERING

After the budget is determined and the plans are finalized, it's time to analyze and control costs before proceeding with the project. We obtain several bids for all proponents of your project. Once the project starts, it’s important to analyze the current costs and forecast future costs accurately to keep the project on budget


For single use projects to master planned communities, you must have the correct infrastructure before building the structure. We’ll help you move the dirt, grade the site, install the utilities and build roads and curbs. We coordinate the testing and inspections to make sure it’s done right.

We interview and engage the right Management Company to manage the POA.


Projects typically require a team of professionals in order to make the most out of your investment. We are fully capable of managing Sales & Marketing teams and provide sales updates (i.e. cold-call and walk-in counts). Developing the correct sales contract and reviewing and negotiating all offers is key to maximizing your profit.
